Booking
Booking Sweet Dreams Villa
Guests can request a direct stay through Sweet Dreams or book through Airbnb or Vrbo. Direct requests are personally reviewed before confirmation.
Marketplace options
Guests may also book through Airbnb or Vrbo if they prefer to use one of those platforms.
Guest count
The base rate is $600 per night and covers up to 5 guests. Additional guests are $60 per person per night, and all overnight guests must be registered in advance.
Payment terms
Pay the required initial payment within 48 hours of the approval email being sent. Open the secure payment link, review and accept the agreement, then continue to Stripe to pay by card. Normally 50% of accommodation confirms the booking. The remaining accommodation and $500 standard refundable security deposit ($1,000 for an expressly approved event) are due with the final payment 30 days before arrival. If the final-payment date falls within the 48-hour approval window, the full accommodation amount and $500 standard refundable security deposit ($1,000 for an expressly approved event) are due in that one payment.
Security deposit
Direct villa security is $500, or $1,000 for an expressly approved event, collected with the final scheduled payment. An event deposit is not approval or an event fee. Existing accepted offers keep their displayed amounts and schedule. We initiate your security-deposit refund on checkout day, less explained damage deductions and the proportional share of actual Stripe processing fees, plus any actual Stripe fee for issuing that refund. The fee calculation is disclosed before payment. If no stay takes place, we initiate the security refund when the cancellation or storm-credit arrangement is confirmed, less applicable disclosed actual processing costs. Your bank or payment processor determines when the funds reach your account.
Refund fees
Stripe refunds are reduced by the actual Stripe processing fees retained from the original payment and any fee Stripe actually charges to issue the refund. For a partial refund, only the proportional share of the original processing fee is deducted: original retained processing fee multiplied by the amount being refunded before fee deductions, divided by the original payment amount. Any actual fee for issuing that refund is added to this deduction. Each original fee is allocated only once across refunds; total deductions cannot exceed the amount otherwise refundable. No additional Sweet Dreams refund fee is charged. The amount or this calculation is disclosed before payment, and the refund breakdown is provided when a refund is arranged. Mandatory rights concerning refunds remain unaffected.
Cancellation
Cancel within 24 hours after the required initial booking payment is verified for a refund of the accommodation payment received, less the disclosed actual Stripe fees. This 24-hour window applies even when arrival is within 30 days. After that window, the 50% accommodation deposit is non-refundable; if arrival is within 30 days, the full accommodation amount is non-refundable. The separate refundable security deposit is not accommodation and is not forfeited under these cancellation rules. Storm disruption and cancellation by Sweet Dreams follow the separate refund/credit rules in the full agreement. The $500 standard refundable security deposit ($1,000 for an expressly approved event) is separate from accommodation. For accommodation booked through Airbnb or Vrbo, the terms accepted on that platform continue to apply. Services purchased directly from Sweet Dreams follow the relevant sections of our Guest & Services Agreement.
Arrival
Arrival, check-in, and gate access
A smooth arrival starts before your group lands. Sweet Dreams can help coordinate transportation, flight timing, and first-day needs.
Check-in
Check-in is 3:00 PM. Early check-in is not available as we often have guests departing the same day and need the full time to prepare the villa to the standard you deserve.
Early flight arrivals
If your flight lands before check-in, your driver can take your group to a local beach or restaurant for an additional fee, hold luggage, and bring you to the villa at 3:00 PM.
Check-out
Check-out is 11:00 AM. Before leaving, turn off all lights and AC units and leave your gate card with staff.
Gate access
Guests receive a gate access card after check-in and return it to staff at checkout. A lost or unreturned card may require reasonable, evidenced replacement costs under the applicable accepted agreement; we explain the amount and provide supporting evidence.
Practical note
Because the villa is large, water may need to run briefly before reaching the taps at your desired temperature.

Pricing
Chef service is $10 per person, per meal, plus grocery costs and a $50 shopping fee per trip. Up to two mains and two sides per meal are included; each additional dish is $5 per person for lunch or dinner and $3 per person for breakfast. Final grocery costs are confirmed by Sweet Dreams.
Lead time
Please request chef service and groceries at least 5 days ahead. Short-notice requests need confirmation from our team.
Menu style
Expect authentic Jamaican dishes served buffet style, including oxtail with butter beans, jerk chicken, escovitch fish, peppered shrimp, ackee and saltfish, Jamaican omelettes, and banana pancakes.
Dietary requests
Vegetarian and vegan options are available. Tell us about allergies and dietary needs before arrangements are confirmed so we can discuss what can be accommodated. Do not assume an allergen-free kitchen.

Stay-length refreshes and optional add-ons are listed below. Only services marked complimentary are free.
1-4 nights
Mid-stay towel refresh on request: $25 for up to 6 guests, plus $5 per additional guest, max $50.
5-6 nights
Mid-stay towel refresh on Day 3 is complimentary.
7 nights
Extended stay refresh on Day 3 or 4: fresh towels, bed linens, bathroom refresh, kitchen refresh, general tidy, sweep and mop. $150 USD.
8-14 nights
Two extended stay refreshes every 3-4 days. $250 USD.
15+ nights
Recurring refreshes every 3 days, confirmed at booking.
Optional add-ons
Kitchen clean-up: $25/day for up to 6 guests, +$5 per additional guest, max $75/day. Full housekeeping: $50/day for up to 6 guests, +$10 per additional guest, max $120/day. Laundry: $25 per load. All pricing in USD.

All pricing in USD. Rates shown for up to 5 guests. Add $15 per person, per direction, over 5 guests; larger groups may be quoted based on vehicle requirements. When planning a trip you can note how many passengers are travelling with luggage - that sizes the vehicle and does not change the price.
House Rules
House rules and policies
These policies help protect the villa, staff, guests, and the gated community experience.
Lead guest
For a direct villa booking, the lead guest must be at least 21 and stay throughout. The 21+ villa rule does not apply to a standalone service order.
Storms and disruptions
If we cannot safely and lawfully provide the villa, we refund the cancelled or unused accommodation nights. If it remains safely available but a covered storm or official restriction prevents travel, affected unused accommodation payments receive a 12-month credit. Replacement stays use available dates and then-current rates; the credit stays with the same lead guest unless we approve a transfer. Security and services are settled separately. Sixth room and shared shower
Five ensuite bedrooms sleep up to 18, plus a sixth room with two single beds for guests 19 and 20. The nearby half bathroom has only a toilet and sink; those guests share a shower through another guest bedroom.
Entrance camera
One entrance camera records video and audio of people entering the front door, with no interior capture. Only Frank and Michelle have access; recordings are kept for 90 days.
Pets and open flames
No pets, candles, sparklers, fireworks or other open flames. Assistance-animal arrangements follow applicable law and controlling platform requirements. Commercial filming and outside vendors require advance approval; ordinary personal holiday photos are allowed.
Visitors
Day visitors and parties require advance management approval. Overnight guests must be registered and included in the approved guest count and price. Contact our team before arranging visitors, vendors or an event.

Chef cancellations
Cancel chef service at least 72 hours before its scheduled start. For later cancellations, the full chef service fee is non-refundable.
Housekeeping cancellations
Cancel housekeeping at least 24 hours before its scheduled start. For later cancellations, the full housekeeping service fee is non-refundable.
Transport cancellations and no-shows
Cancel at least 24 hours before pickup. Later cancellations receive no refund. If the driver arrives and the guest does not show up, the full prepaid fare is non-refundable. If the driver fails to show up, the fare for that pickup is refunded, less the disclosed actual Stripe fees, subject to your mandatory rights.
Grocery purchases
Grocery purchases cannot be cancelled. Sending payment authorizes us to purchase the groceries in your order using those funds. This does not mean unspent funds are automatically forfeited or remove your rights if goods cannot be supplied. Contact our team about unavailable items or adjustments.
Smoking
Smoking is not permitted indoors. Use the permitted outdoor areas; our team can show you where.
Decorations
Decorations are welcome. Guests may bring their own or ask for local decorator recommendations. All decorations should be removed and disposed of before checkout.
Property access
Management may access the premises if necessary. Privacy is respected, and advance notice is provided where possible.

Wi-Fi is powered by Starlink - fast, reliable internet throughout the villa, ideal for larger groups with multiple devices. Note that because the villa is large, water may need to run briefly before reaching the taps at your desired temperature.
